Many startups that locate within University Technology Park conduct research to prove new concepts and advance intellectual property activities. Our world-class facilities and other resources enable them to pursue this work within a vibrant community of startups. In partnership with Illinois Tech, companies enjoy access to state-of-the-art analytical equipment inside the university’s core labs.
Technology Business Center
The Technology Business Center is the modern gateway to University Technology Park. Fully renovated and reopened in 2006, this historic building is home to high-tech companies and research institutes.
No matter where they’re located within UTP, all resident companies have access to TBC’s conference center and the light-filled, open meeting space inside the four-story atrium.
TBC is a joint venture between Illinois Tech and Wexford Science + Technology. The building features 24-hour front-desk security, a backup generator, and chiller, and mailroom.
Incubator
Opened in 2011 after an award-winning restoration of this historic Mies van der Rohe building, the Incubator offers 33,000 square feet of world-class space for more than 30 high-tech startups.
Inside the Incubator are furnished Steelcase labs and offices for lease, including:
- 6 office suites (300 to 320 square feet)
- 9 dry labs (300 to 900 square feet)
- 19 wet labs with adjacent office space (750 to 2,000 square feet)

IIT Tower
High-tech companies in the early-product and customer development stages enjoy flexible office space within IIT Tower. This 19-story office high-rise is ideal for those who don’t need lab space but want access to all the advantages of the University Technology Park community.
IIT Research Institute
Also located within UTP’s four-building complex is IIT Research Institute (IITRI), a not-for-profit Illinois Tech affiliate that conducts contract research for the pharmaceutical, biotech, veterinary, agrichemical, and nutriceutical industries.
